Andrey, we had a similar situation and per the usual HI lease, you can keep the deposit to defray your costs for re-advertising, etc. especially since they had a two year lease.  They are in breach of contract, but the best you can do is retain their security deposit.  The landlord-tenant rules you can find on line spell it out pretty clearly.

Jordan Capital Finance has treated me poorly as an investor for the past three months.  They have cost me extra money on deals due to their delays and they have cost me significant issues in getting "paperwork" into their processors.  Their underwriters do not make decisions.  Their representatives tell tall tales that your "loan" will be done soon.  

DO NOT DEAL WITH THESE PEOPLE--buyer be very aware.

thanks for sharing Mike--sad for sure and why in Chattanooga?  Because they know that regardless of where they hit, we all feel the pain.  Those Marines died bravely regardless of their time on the battlefield--they still were protecting our nation as they recruited new members of the military into service.  Hard to believe that only 1% of our population takes on this risk day in/out.

Please continue to thank our service members, both those serving now and those who have served (veterans).  They keep us all safe and sound.
