Be sure to read Brandon's book, "The Book on Investing in Real Estate with No (and low) Money Down" available from Bigger Pockets or Amazon.com.  And another great one available on Amazon is "Getting the Money" by Susan Lassiter-Lyons.  Either of these will open up a whole new world for you with plenty of available options.  Just get out there and do it.  These strategies really do work.  Good Luck!

I'm beginning investigating a 3-family in Worcester that showed up off-market just yesterday. If I get involved in those, they're generally sold off wholesale. Hey @Mark Smith. Welcome to BP. But what's with all the defeatism? Check out the Education tab on this site. Tons of knowledge there that'll keep you busy for months. And get hold of Brandon's book "The Book on Investing in Real Estate with No and Low Money Down". Every apparent obstacle has a way around. (My current deal -- single family rental in Worcester's best Zip 01602, closing next week, is 2000 sq. ft., nearly turnkey, $50,000 under ARV, and $100 out of pocket. So get some great learning here, go through the podcasts, attend the Wednesday webinars, meet some great people, and get in the game right here in our own area.

@Mark Senecal  The need for Private Money Lenders is pretty much universal in today's investment environment.  Successful investors doing a great job certainly should be easy to find in your own area or any area that interests you. My latest deal is partially funded with private money at 8% for two years.  My next will most likely involve private funds as well for a two to five year term depending on the deal itself.

I too am a landlord/investor specializing in SFR in Worcester and some areas south and west of the city last couple years in my "retirement". Hi Tim, Welcome to BP. Plenty of great information and connections here. Try to jump on any of Brandon's Wednesday evening webinars that appeal to you.  And I second the recommendation of Michael Sato above. One specific idea in Brandon's book, "The Book on Investing in Real Estate with No (and Low) Money Down" has allowed me to purchase my fourth rental property (closing next month). And I honestly didn't have a clue how I would finance it when I signed the deal. This is a fun business, and you're in the right place. Good Luck!
