Hello, @Account Closed.  I can only echo the other comments... Neither race nor age should be an issue if you are knowledgeable and genuine.  When you know, it will show... When you don't, don't fake it!  You will undoubtedly have people question your experience (meaning age), but have a credibility packet on hand that shows samples of past rehabs, and ask for their business / money / whatever.  (Google credibility packet, if necessary - generally only 4 a 6 pages detailing your business strategy and experience).  You'll likely have to work harder than some (to keep from being taken advantage of) until you've built your reputation, but you are in the right place.  Keep learning and asking...

Also, it sounds like you may already have a mentor/partner (based on "co-rehab" statement).  Don't be in too much of a hurry to go it alone, if things are working out for you.  Work a few deals with someone that can help introduce you to others within his /her network, and you'll see the age thing disappear quickly.

Thank you, @Crystal Smith.   So, for clarification, your primary agent in an area gets the listing on the flip, regardless of sourcing of the lead?  It begs the question, at least in my mind, why the other agent that brought you the lead, even unsolicited, would continue to do so in the future?  I understand loyalty to your primary, and not using multiples for routine farming of an area, and completely agree with this...  If you were an agent, though, bringing a lead to someone, you would continue to do so if you knew that person would only used you on the front half of the transaction?  I wonder (out loud), if I was an agent, why I wouldn't just find another investor that was loyal to me... 

I am not an agent, so I'm very appreciative of you sharing your thoughts and experiences, to better understand how agents think about this.  I am surprised to learn that you, as a broker, would list a flip with an agent other than the one that brought you the deal.  Not saying it's wrong, I just didn't see that coming.  As other agents sound off (hopefully) on this thread, the collective experience and input may help us all understand "best practices" to build and maintain strong relationships with our agents.

thanks, @Crystal Smith.  So as a broker, you wouldn't be offended if an investor used multiple agents, as long as they acted with integrity and used you to list properties you bring him/her, right?  I think that is the concern, not about swapping agents, just using multiple...

Hi, @Johanna S..  For what I've heard, south Florida is pretty competitive, so if you go that route, you'll probably build a good buyers list (assuming you deliver what they need).  Keep reading... Kiyosaki is good, but so are so many posters here on BP.  Dig into the forums, the blogs, the podcasts and webinars.  Make the Education tab above become your best friend.  

Hope that helps.  For what it's worth, I thought wholesaling would be my entry point, but if you're going to invest the time, energy and resources to find motivated sellers, why not find a mentor/parntner to help you with your first fix-flip?  Not to knock wholesaling, 'cuz if you fill your lead pipeline, you are bound to find deals that aren't in your sweet spot, and will wholesale at that time.  I could go in, but suffice it to say that, once you've spent a lot of time reading, listening , and posting, you'll know for sure what you want to do...

hi, @Claudia Bonaudo.  I have the same dilemma, but I'm thinking that as long as you are above board with both they should be understanding.  Now, if you get a referral from one agent but do a flip and list it with the other, then I'd wouldn't want to work with you!  This said, agents get different leads, and since pocket deals are so valuable, having more than one agent seems to make sense.

Now the disclaimer... I only use one agent... And am pretty loyal.  I'll be following this thread, though, to hear what agents have to say!
