my top 2 for 2015 were The One Thing and The e-Myth Revisited... There are many others in my top 25 of all time, but these are great sites...

Here's something that I've seen work... Help him/her move (a little cash goes a long way).  Once you own the property, try this... If it doesn't work, you'll have to evict.  Not sure why BofA has trouble, unless the do the eviction, change the locks, and the squatter returns.

there's a lot of info on the site to get you started to building a great team... since the team can be pretty deep, can you narrow this down for us a bit?  What do you currently have, if anything, and what do you feel you may be lacking?  Is someone not performing the way you expected?

Hi, @Josue Caliz.  Short sales can take a lot more time to close because of all of the beauracracy at the bank, but you can get some deals if yu are patient.  It sounds like you are not yet settled on an entry strategy, so keep listening to podcasts, reading blog posts and getting educated here on BP.  Once you have it worked out in your mind, GO!  

Good luck!  Ask questions as you go, and use the search window to find more info on topics if necessary.  This is a great community!

hi, @Joe W.  I'll let realtors reply with what you should expect, but I can only offer that you should keep looking until you find one that works wih you.  One thing... 25% vacancy?  Is that normal in Mesa?  That sound really high!!!  On a 4-plex, that's like having one unit vacant all year...  Yikes!

houses aren't usually built with a "slope," and you can't always detect foundation issues from the outside... Get an inspection, for sure!  Good luck
