I think you'll find that listsource and yellowletters sell lists to everyone, but you'll still find deals if you stay with the mailings.  Giving up too soon is always giving up too soon!  Plan on 6-12 months for absentee owners, or longer, and do as Sharon Vornholt says here on BP and her own site... Be the last man standing.

Also, driving for dollars is a great way to find motivated sellers!

Thanks, @Sydnie Miller.  It's a scary world when you have to depend on some else to pay you, so you are on the right path!  As for books, there are many great ones!  I started with all of the Guides here on BP to gain traction on my investment strategy.  Other books I've finished recently are The e-Myth Revisited (Gerber) and The One Thing (Keller, Papasan).  I'm also reading Gary Keller's The Millionaire Real Estate Investor, which is also good stuff.  The next one on my list is also on is site, because I'm doing rehabs, and that is the one authored by J Scott.  I am impressed with his writing here, so I'm looking forward to reading that one, too.

Don't let anyone tell you you can't do this... Find a way, and DO IT!  Lots of helpful people here, and we're all rooting for you!

Darned auto correct... If you CAN'T find an attorney at the REI meeting, then go find one... Sorry. Many times you can find one with a free consultation, or will meet you to learn more about what you want to do...

Wow, @Ali Daiy.  Love your plan, and I'm exhausted!  As exciting as it is to get started, pick the low hanging fruit and do something!  If the plan is too big, you might never go!  

Add these:  

1. Join a local REI group (find on meetup.com). Talk to everyone, and build your network. If you can find a real estate attorney or someone to help with a contract i. Your area, then...

2. Find an attorney that specializes RE. You'll need one on your team, anyway. Ask at the REI club for referrals.

Ready, set, go!  (I'm sure Ohio folks will also sound off to help you here)

howdy. @Glenn Mayo!   You could certainly do that, but all of that info is available from the search field.  Certainly nothing wrong with it, and I don't would be the last one to want to throw water on a burning fire from within, but the Ultimate Beginners Guide is a great start for folks.  If it's in your heart to do, then Do!  But, a valuable use of your time would also be to educate yourself, find the strategy you want to take, and go and do deals! 

Either way, kudos for the idea, and there's no reason you couldn't start to assemble this I fo as you learn, then post it when complete.  Truthfully, it may already be on the site somewhere!
