I see the DW on the second look. My wife talks about "flow" too. Except when she mentions "flow" it always cost me money and a day. Funny thing is I want to put a fridge in our current project and she don't. We ain't in an "artsy" area and I think it will put us a step above the competition.

The wife's benefits are out. I thought I was being smart to marry a younger woman so I could quit early and be on her benefits. She sez when I quit, she does too.
I forgot about the chamber of commerce option. I did that before I got this real JOB over 25 years ago.
This might be an elementry question....what does HSA stand for?

What do you guys do for health insurance? That is one of my last security blankets keeping me at my JOB. I am 55 and fat. It ain't going to be cheap!!

Are you still in those "artsy" areas? Do you get away selling them without a dishwasher or refridge? I didn't notice any in the photos. My wife likes those dangeling lights you have ofer the bar. She has to have those fancy bulbs that sparkels in them. They are in all of our projects.

Hey Darrell
I have two of them now. I bought another one and found the original one this morning when I was looking for my new tube of clear silicone. This is one of the main reasons I will have contractors on the next project. I spend too much time looking for stuff and duplicating what I already have.

I haven't checked the HUD store since last week. But, there were only 4 properties in the whole state of Arkansas last week. That is totaly wacky. HUD has to be sitting on hundreds of properties in the state right now.

You may not need to replace the whole window frame and all. I found a guy here in Little Rock that replaced the double panes in a window giving me some problems. I paid him $150 to replace them.

I can't tell you how many times I have stopped by a property to do a walk around and try to see inside and checked the back door and walked on in. Many times I have arrived before my agent and walk on in and have it opened up and lit up when he arrives.

If I was just starting out in life with no financial burdens, I would jump into what ever I thought I could do and was interested in. What a great time in life.
As for me now that I have been out in the world for over 35 years trying to find out what I want to be, I hope to be a full time flipper in the next year.
