Price range will dictate a lot too. My last project didn't have a master bath. It had a common full bath and a common 1/2 bath. But, it was at the bottom of the price ranges I like to work with. I had many compliments over the fact that it had two baths and not one negative that neither were in the master room.

That makes a whole lot of sense to me. But, I am thouroughly amused at the people that place ads for work then you can't get them to work.

My current rehab is my first experience with contractors. I tried a well know and reptuable firm that I hired to do some exterior work. They had all of these no intrest programs etc that was inticing. But, once I put them to work, the crew was on their own. The only supervision they had was from me. It didn't turn out well because I was called out of town during the repairs.
I have found a window guy and flooring guy I will use in the future. I found the window guy on Craig's List. The flooring guy was a referal from the carpet vendor. His crew wants to work for me on weekends and evenings doing other repairs. I may try them on the next project. This one is about done. I did try a painter off of Craig's List. He didn't like the way I operate and drug up after one day.
My experiences are about the same as yours trying to recrute at Home Depot in the mornings.

My JOB has come to a stand still over the last couple of months after a record breaking first 3 quarters. But, my wife were noticing last night the standing room only waiting line to get into the restruant last night @ 7 PM. I am a little confused by my observations. It seems the Christmas shoppers are off a little this year.

I am within two weeks of having mine ready. I wished it was officially on the market now so I could be first in line to get some of the tax return money the neighbors tell me their freinds will be getting. You never know who is looking and when.

I don't like the formula for houses with a lower ARV. I go into a project wanting to make $20000 or more. The formula does not acheive that for houses around $100k or less. For the lower valued ones, I figure ARV-$20000-holding estimates-repairs.

I don't know the complete answer. But, an old trick is to take the value of the land the house sits on out of the equation. It ain't going to burn up nor go anywhere.

Did you do a search fo this topic? I recall several people have shared spread sheets for rehabs and annalisis...I don't recall seeing any for the application you have requested.
