I think it will come down to "which one is the easiest to clean". I am thinking about in between tennants. I can imagine mildew will be left to do it's thing in the grout ETC, and ETC. My vote would be a glass stall and enclosure.

Bryan just about took all of the words out of my mouth. If the neighborhood has junky cars and such in the yard, it is a sure bet that things get pretty noisy when the sun goes down. I lucked out and got a rehab sold 2 years ago with one bad neighbor living in a rent house across the street. He amused me and kept me entertained while I was doing the rehab. But, looking back on it now, I really think God smiled at me too and helped me get it sold.
Go by the property in the evening and count how many thugs walk the street before you enter a deal like this.

Why did you buy in Ohio? I was in Destin / Ft Walton a couple of weeks ago. I saw lots of properties that looked distressed. With all of the military and other activity in the area, I left with the impression there were plenty of oportunities there.

I agree with Chris. We have been struggeling to get a good REI club off of the ground here in Little Rock for the past few years. The group is still small. But, I consider the contacts and education valuable. If you are just starting out, this is a good place to spend some time.

I am not in the market right now. But, I do keep an eye on it and still get daily copies of new REO listings in the area. There have been a few I would have gone after if I wasn't already knee deep.
What has my attention is a couple of homes in my farm area that has all of the notices in the windows of being bank owned. But have not been placed on the market for over a year now. I think they are in the shadow inventory.

I have been 6 months on a DYI rehab. I would hug your contractor's neck right now for pricing like that.

I am techno challanged. I don't even know how to spell it (or much of anything else). So, I want to make a donation to BP. I went through the motions on the "We Pay" page. It thanked me and I have noticed I am listed on this year as a donor. But, it didn't ask me how I wanted to pay or any secret words or anything. I don't know if I am really a donor or not.
Can someone help me out?

I was raised up to be in business for my self. I joined my father in his business for the first ten years after school. We were forced to close the doors after the oil bust in '84. I floundered around a couple of years not being able to make anything happen. Then I took an offer from the company I am currently with 25 years ago. I was so sick of trying to make my own way in business that I really fonund the jack pot. But, the last couple of years have been a drain on my personal time. My plan is to get stuff paid off and retiring early to do REI full time; in 4 to 5 years or sooner.
