Most agents/brokers can work for you to bid on HUD properties. But, many choose not to. I don't know any agents in your area. I would call a few and ask if they can bid on HUD. I like to use a buyer's agent when dealing with HUD or FNMA. I feel the listing agent is too agressive to get the best price so they will keep getting more listings.

I suppose that is what I mean. There are smooth stones 1" to 2" visable on the surface. The repair I need to make is vertical on a step. The surface is also worn; like grout has worn away between the stones/pebbles over the years.

I have an entry landing that is inbedded stone. On the outter edge a chunk is missing as if something might have been dropped on it. I will probably need to form it up to do the repair. But, I am not sure how to make it stay. Do I prep the existing edge with some kind of epoxy?

Do you mean it is priced too high in it's current condition? I would be concerned about getting out of my elements with the numbers you have quoted. They sound to me that you are getting on up there into the white collard market. That is not a good idea in Little Rock right now.

Then give him the $2K but don't use him for the work.

In addition, I would use him for a project and another contractor on another one of his "deals". He might get the message when another contractor is finishing two or more to his one; if you really want to keep him.

Howdy
While exploring theories for cash flow, I literally stumbled on a MHP deal; something I have never considered before. I am surprised to learn that the owner has filled some vacancies (50% of the park) with RV's; 20' to 30' bumper pull campers to rent out weekly or monthly. The place does not look like a warzone where you would expect cheaper rents. Matter of fact, the place is clean and just a couple of blocks away from down town touristy area.
The campers are at least 20 years old and I would consider them "throw away". But, they rent out!
Is this typical? I have only begun to look at MHPs.

I do all of my DYI repairs with PEX. If there is a leak between the service meter and the house, I call a plumber and replace it with galvanize. I don't replace anything just because.
