I am not as good of an inspector as I thought I was. The roof does not leak. But, new shingles were placed on rotten decking. I missed some windows that are junk. None of this is in my budget.

I am going through the same senario. Windows are not in my budget. But, I have 4 that are in need of something. They are older replacement windows already, so I don't think the installation is difficult. My problem is matching what is there. They are brown vinyl double hung. I haven't seen any bargain replacements that color. But as Will said, I am worried about my buyer's inspection. If I replace the four, will it cause attention to the others?

I don't have time to study what is going on anywhere else. But, here is what is happening to me.....
The facility I am Operations mgr at just recently took the first weekend off since March; and that was because it was the 4th of July and we just needed a break. Overtime and bonuses has no influence on my guys anymore. I have just approved an entry level pay increase, plus all of my long term casual labor got a bump too.
So, the ecomomy is not failing in my little circle. If the current administration would approve the Canadian pipe line, our work load would double and add at least 20 employees. :idea:
And I would be forced to keep raising my pay scale to keep qualified people. OOPS!!! I was headed toward the wrong soap box.

No one enjoys "finding" the next deal better than me. But, how much time out of the day could that take? I can't handel more than one or two deals at a time right now anyway. Might be different once I leap from my job. But, then I will still consume only 1 to 2 hours a day scouring the MLS. What will I do with the rest of the day?

I have a plan to accumalate 10 SF rentals (paid for) in the next five years and suppliment with 4 to 5 flips per year. My goal is to accomplish this in 5 years. I can't help thinking that once the JOB is gone and I have more time, that my goal is very conservative; which will make me greive for not doing it sooner.

Until you get to know the contractor, check on your investment everyday/evening. Beleave me, the one you choose will be "your best buddy" until the end of the job. Then he will be focused on getting out of there and starting the next job. That is when you really need to be picky. Don't forget to do a walk through with a punch list before final payment.

If your customer has $27k for an option fee, why didn't yall take $2000 and clear his credit?

Happy Day. Your story reminded me of my son's birth 31 years ago next month. Seems like it was just a couple of years ago. Take some more advice....
Spend all of the time you can with him. Taking time away from him to "suceed" in life cannot be recalled. Do not regret that later.

I just received some info that ObamaCare has a clause that will implement a 3.8% sales tax on any real estate transaction starting in 2013. Anybody know this to be true?
