RE the stolen appliances, the following might help in the future.  They sell tracking tags (that you can use your phone/PC/tablet to locate).  Attach one to each appliance and maybe do something to disguise it so the tenant doesn't notice it.

Also the following tags can be attached and provide ID info once/if found so you can prove ownership.  You attach the plate with this special gel adhesive that creates an etched tattoo (as they call it) behind the plate -- so if someone removes the plate it clearly tells anyone who sees it that it's a STOLEN ITEM.

Just my .02 but I think a lot of this will depend on how much risk you're comfortable with. Based on the numbers you listed above, between cash, HELOC on your personal home and equity on the rentals, you have a little less than $950,000 to work with.

You'll need a budget for marketing (to find motivated sellers) and you'll need to put together a list of buyers to whom you can assign your contract(s).

RE #1 the neighbor can SAY anything they want. The fact that they say your tenants are too noisy doesn't mean your tenants ARE noisy.

I realize this an old thread but one of your comments caught my attention.  You seem to be more concerned with the fact that the tenant is (per the seller) on a 1 year lease.  But you said the tenant believes he'said NOT on a lease.

If you do not want the lease and can get the tenant to cancel the lease (this is even assuming that there is actually a lease in place) then you and the tenant can agree to cancel the lease immediately and you now have a MTM lease.

Thanks . That explains why I haven't been able to do it.  Using FF just so I "mention" someone on BP.  Is going to be a pain.

Nice. . Not even remotely what I was expecting to see. 

When either the Android BP app or the Web site in Chrome for Android, I'm unable to use mentions (where you enter @name).

Is there some trick that I can use to get it to do so?

I've continued to research this and have found a site that looks promising. 

Is the data at http://www.propertyshark.com/mason/text/infopages/... accurate?  Is it worth the money? 

I realize they're just aggregating the data but I'm hoping the data gets updated fairly quickly so as to be up-to-date.
