Ken welcome to the forum. I have a simple question. How are you planning on making money selling house that are listed. In California you have to have a license to get a commission. What exactly is your plan of attack?

Brad welcome to the forum. You're a perfect candidate for lease option investing. Find properties that need some rehab and do it in lieu of a option fee. Fix them up and do a sandwich lease. There are many benefits to lease options. I love lease options.

Welcome to the forum Fadie. Think about doing some deals with straight options or lease option. They don't take much money and if you have that kind of a cash flow lease options would probably be 50% more.

Make an appointment and sit down with a company rep. Let them know you are shopping for a company that can handle all your title and escrow work. Ask them what kind of services they perform such as helping you market, do they have a website (I found this very important, Chicago Title has good one as does First American) and can they escrow the type of deals you do.
By the way we're almost neighbors. I'm in Santa Maria. I graduated from Ventura UHS (a long time ago) and of course we were bitter rivals of Oxnard.

Great post, Omar. Anyone who doesn't farm an area runs the risk of not being organized and spending all their time running from one place to another and accomplishing little. It takes time to build up a following and the best way is to get to know everything and everyone in a neighborhood.

You'll find most of the properties at these tax auctions are out in the desert or on the side of a mountain. They are mostly ones nobody wants. If the banks is owed money on one and it has any value they won't let it go to auction. They will list and sell it.
