Welcome to the forum Ryan. You don't need to build a big buyers list before you find a property. Just be sure you tie it up long enough to use as bait to build the list. Get friendly with a realtor to learn who some of the investors are in your area. If you're in the morgage business you should already know a few buyers or if you don't some of the other brokers will.

What are you trying to do with these buyers? Are you going to sell them something or do you want them to buy from you. Whatever it is you want just ask them point blank. Don't try to get fancy keep it simple and to the point.

The real problem with mobile homes as rental units is the park rent. I live in one in California and the rent is almost $650 a month. It would be tough to make it cash flow unless it was free and clear. It the rent is low and likely to stay that way they are a good deal. I still like Lonnie's idea of buying, fixing and selling by carrying the paper. Too bad it doesn't work in California.
