I’ve started working backwards from my $100K goal and built a rough model like this:
- Target profit per flip: $50K
- ARV range: $250K–$350K
- Purchase price range: $120K–$180K
- Rehab estimate: $40K–$60K
- All-in cost goal: 70% of ARV (including holding/closing)
- Contingency buffer: 10–15% of rehab
- Capital plan: Use hard money with ~10–15% down from my own funds, plus closing and holding reserves.
Still refining the numbers as I go and building out a local team, but the goal is to be realistic about cash requirements and profit margins before jumping in.
Would love your thoughts if you see red flags or gaps.

Hi all,
Excited to begin my real estate journey in the coming months. I'm completely new to the field so currently focused on building my knowledge before jumping in.
My short term goal with RE is to obtain 100k in profit by the end of 2026. I plan to do this by finding 2 quality flip n fix properties here in New Jersey. To be exact - start with one property then begin my second project once renovations are in progress.
Any downsides to this approach as a rookie?
