So I made contact with a person who has 100 equity in the property who owns it as a rental, They have been managing from long distance and want to sell. The stats are 

Sellers price $49,000
Square feet 960

Tax Assessor value $10,842

Rent estimate $550

Im having a hard time figuring out a fair offer, as comps on this street range from 25k-52k  using zillow How would you proceed?

I agree with Meet-up, I spent a long time searching for a group of like minded people around me (None of my friends or family have any interest in real estate) and Meet-up ended up being the only place online I could find a group in Waco Texas.

Some might disagree but I find if you dedicate yourself to learning to wholesale you will sponge the necessary information to eventually be confident in other strategies. 

Pick a zip code in a nice area near you and spend some time learning the market in that one area, then begin to add more over time. Everything else can be learned in a book, webinar, blog, practice ect.

It sounds like your best bet is to assign the contract to another buyer, and try to minimize the time spent on closing.

I have wondered about the appropriate way to approach agents for info when it comes to these sorts of things, If it is customary to pay some fee for the service or if you commonly just build a good relationship with an agent you worked with in the past.

Knowing how to network and avoid pestering or wasting people's time is a concern as a new investor.

As a 22 year old who is not yet an investor but wants to step my foot in the door with a rather low paying job I have been looking at duplexes similar to this one to begin living in and renting out. Opinions on concept and ideas?
