Femi I'm sorry to hear about your situation. It seems you are seeking legal advice so you should definitely consult a real estate attorney. I hope this doesn't stop you from doing more deals in the future. As far as options with the property to me you have 3: wait on city permits and finish rehab and sell for loss or refi and rent (BRRRR). Or sell property now AS-IS take a loss and move on. Hi Randy, Congrats on taking the first step towards financial freedom. I think the first thing you should do is continue to educate yourself using books, podcasts, BiggerPockets, etc. Then I would find a local mentor in your area that is doing what you want to do. I think if you want to reach financial freedom the fastest you will have to buy great deals and using smart leverage. I also would use the BRRRR strategy, this will allow you to use your same $75k on multiple deals. I hope this helps.

Congrats on jumping into real estate. As far a financing I think it depends on the property. If the property is turnkey (move in ready) and doesn't need any repairs or upgrades it's best to purchase with traditional financing (30 yr fix rate) if the property is in distressed and way below market value then you should use the BRRRR strategy. Other advice: get property inspection, get copy of current leases, get current tenants to sign estoppel agreement. Also you need to know your ARV and market rents on every property before you purchase! Use a realtor to pull comps for you. I hope this helps.

Steve I use Cozy.co. It’s free for investors. Tenants can pay with credit/debit cards or use direct deposit from there checking accounts. Don’t have to worry about checks bouncing or being lost in the mail.

Hey Brad,

Congrats on landing this great deal! I think your best option is to find a partner or private lender to fund down payment for the hard money loan. I’m sure with a little networking and hussle you can find a partner easy with those numbers.

We specialize in 1 to 4 unit properties. We do fix and flip deals and we also do BRRRR deals. I will definitely apply once I get by next deal under contract. What interest rates and terms do you all offer?
