The 8 x 8 tiles are secured with a glue that has asbestos in it.

The reason you don’t want to remove the tiles is because you will need to do asbestos remediation which costs money. 

Don’t disrupt the tiles because of the glue. Laying down a layer of new flooring is the least expensive route.

You can also add motion sensors so lights come on only when used

I definitely recommend running your numbers before deciding which loan is best to use. 

They can sue for 2 x the security deposit plus attorney fees and court costs. You cannot comingle security deposit money with personal money and it must be in am interest bearing account.

You need to provide them a 30 day notice when they are month to month.

The bank pays the Realtor fees so it behooves you not to use a Realtor. You want someone to advocate for you. Also, the bank wants to see short sales listed on the MLS. The seller should find a buyer that is willing to pay the best possible price for the value. The bank ultimately does make the last decision to what they are willing to accept which is why they do theiir own appraisals on the property.

@Elliott Kim Good luck Elliott! You're very welcome! Also, you probably already know this, but your lender will qualify you with using only one of the rental units at 75% even though you plan on living in the basement, since it's not a legal unit.
