If you are looking for an attorney very experienced with this process, you should contact @Christopher Goodson.  He is one of the most active, if not THE most active, real estate attorneys in NJ and knows the ins and outs of these type of situations and how to navigate the process.  I'm sure he will take great care of you.

Post: Is it illegal to wholesale (assign a contract) in New Jersey?

It is legal to assign contracts as long as your contract does not limit your right to do so. If your contract happens to have a "No Assignment" provision, you can use creative deal structuring, such as an LLC transfer, to get the deal closed.
