Can you tell me where the property is? I know Detroit pretty well and have many friends there. i can have them drive by check it out if you still need help.

If I may add.. Forming an LLC and having it in Utah is a good Idea as Utah has the cheapest fees to start the LLC. and it would be harder for future tenets to locate you at 3 am when they are mad about your manager of the property. just my two cents. Forming it in your own state they can find you faster. A real estate attorney is the best Idea.. Although legal zoom lets you have payments on your cost and stretch it out over three months

REO properties are owned by banks and going to auction in the future. More then likely the home owner does not live there
