Anyone use property management around charleston? Planed to do it myself however I want to look at all options. I only have 1 door now but hoping to land a quadplex soon increasing my doors x5. With a full time job, a 2 year old and a pregnant wife working full time too, my time is stretched thin and will get thinner when the new baby comes. I'm closing on one next week and palmetto property management holds the lease. Should I let them keep it or take it over?

Jut asked the wife and she is working wed and Thursday so I have to pick my son up from daycare before 6pm. Unfortunately I cant make it wed or Thursday.

I saw the property this morning, needed a lot of work including foundation work. Not interested in that much trouble. May be a good deal for somebody but not for me

Richard Lindman thank you, I rode through there today and it was a mixed neighborhood. One house had a brand new corvette and then the next house was foreclosed on. Weird dynamic in there. Gonna go back tomorrow and ride around to check out the people since it will be a nice day. Will I have to get annual inspections? There is already a tenant there with 13 months left on contract, assuming I wouldn't have to get another inspection. Also, if they move out, do I have the option to rent to non section 8 if I choose. I'm pretty new to the REI thing so I'm still learning.

James Allen thanks, I haven't put in an offer yet, going in the am to see it. With management fees and a little cap ex (all big stuff is brand new) I'd still net around 375 but I plan to manage myself. Weird thing is it has been in the market for almost a year but they lower their asking price by 5000 every few months. Guy said tenants were difficult and don't like showing it, maybe that's why it hasn't sold. But I can look past that, as long as they pay their 30% and the gov pays the rest, they can be the biggest jerks ever!

Mark Mattison thank you for the offer Mark and I would be interested in meeting up. However it may be better suited that we do it at a restaurant or bar. Who knows, instead of the craigslist killer, you could be the next bigger pockets killer. Ha ha ha. But Seriously...

I found a deal that looks really sweet on paper however it is a section 8 house. The contract is currently for the next 11 months. I think I could get that property for 60 K and it rents for 950. It has a new roof new HVAC and new hot water heater. After 20% down, taxes insurance maintenance, it would cash flow around 500 a month. is it too good to pass up, or should I say no to the section 8? Advice please! No experience with section 8
