@Loy G. Another thought on this is that some/most/many tenants are horrible drywall patchers and or painters. Tenant repairs are often very scary and something I tend to try and stay away from!

I grew up in a body shop and there was nothing worse than repairing someone else's bad repair job and or paint job. 

Agree it's a grey area as to what is acceptable after 2 1/2 years of occupancy by the tenants. Some normal wear and tear is to be expected but as mentioned above damage could be repaired, painted and deducted from tenant deposits (at least in AZ).

@Christopher L. One advantage would be the opportunity to sell them off as Condo's at some point in the future should values get to a point that it makes sense.

Let me know if you need an attorney contact that could review the documentation for you and see if things are actually in order. 

You would/should have complete control of the HOA unless other buildings are involved or it's a master plan.

@Bob E. Yikes, so hard on the HVAC system also!

We put a clause in the Lease that the tenant is to change the filters every 30 days. With reminders, we have pretty good luck on most properties. Always a few like yours!

@Emily Lopez What are your social habits? Are you looking to be near a sports venue, high-end restaurants, music scene, suburbia, hiking, water etc? 

Do you tend to like a more liberal area or a more conservative mixture?

$250,000 will provide some options in many/most parts of the valley. The valley is huge and takes 90-120 minutes to cross from one end to the other at times.

I live in suburbia conservative Gilbert with most things being pretty new and love it. Our daughter lives near downtown Phoenix and loves the liberal mix with lots of nightlife, music venues, and niche restaurants etc to explore while loving the historical homes etc.

Not a right or wrong choice, just different. We go to her neighborhood and see downtrodden neighborhoods nearby, lots more homeless, congestion and she visits us and calls it going to the farm. lol

Population and job growth are the two primary in my opinion. 

 We are seeing strong inbound growth from the employed and also from the retired sector. The retirees love the affordable living and great weather.

Job growth continues with excellent companies like the Intel expansion/build out of its fabrication facility, Apple and many CA companies find AZ much more attractive than CA.

@Toby Johnston Glad to read you are getting a 2nd opinion! Just had one property, major HVAC vendor hired by the owner to do semi-annual maintenance estimated over $2200.00 of work needed to a unit and recommended replacing at a cost of $6800. I sent out a trusted vendor and $140.00 later all is well with no other issues.

Bottom line: Some of the HVAC vendors are total BS! Not all, but some are.

The house looks sharp in the photo's, are they current? Is the house vacant now?

Vacation Rental occupancy/vacancy is the main issue and also some Vacation clients want to be treated like they are at the Hilton.

The 1st quarter is generally a no-brainer in AZ, the other times more of a challenge. A pool definitely helps with the summer months but you can overcome that with some if everything is super sharp and inviting.

You also need to decide what is the shortest term you want? Some go with a week, some a month etc.

@Carol McCulloch  John Styers works all over the Valley including manufactured homes.

John has been my go to Home Inspector for about 17 years, he is licensed, insured etc.

John will send you a PDF report with photos, comments, answer questions etc. I tried to share his contact information with you but BP blocked it.
