  2. Just so everyone knows I own 2 dogs and love them! They are both laying in my office sleeping right now. Don't want anyone to mistake what I stated above. Although sometimes a dog house had multiple pets in it and smells like the dog pound! That can be your buy, Dalton!!

@Joe Manfredi As an investor the Down Payment Assistance programs will not apply, they are strictly for owner occupant. As an owner occupant, we could absolutely find multiple programs that might fit your circumstances.

It would be a really good idea to spend time with an Arizona lender and review your options. It might be best for you to purchase before you are married or after? More questions than answers at this point. For $250,000 you can purchase a nice house in AZ in a really good area.

@Account Closed We have exchanged previously and I think given your situation and skills you would be a perfect fit for a dog of a house that would still finance. We could still buy it discounted off of retail price, you could live in it, learn the trades and improve it over the next couple of years.

The house would be on the verge of not financing FHA or maybe a 203K for the right property. Once you start working you will have some cash to start the improvement projects to make it sharp and extremely rentable when you are ready for your next primary residence.

The improvements could be carefully selected so they are a reasonable cost of improvement but provide the Sizzle tenants desire and the durability you want as an owner.

@Ryan OMalley Some tools exist that provide information to licenses but full MLS access is generally limited to the area you practice in. Example, in Arizona I'm a member of the Arizona Regional MLS which covers Phoenix and the surrounding area. Tucson has it's own and the last I knew the state of AZ has about 13 separate MLS's.

The US recently had over 900 MLS's, the number is decreasing as consolidation takes place but it's a painfully slow and political process.

Phoenix and Tucson had a data sharing agreement for a few years so members of each could view the others information but Tucson withdrew a couple of years ago.

The simple answer is probably not!

@Mazz Gino Not positive but I would bet Benito would/does paint cabinets. 

Benito has been doing drywall work and paint in a large custom home for me this week.

@Mazz Gino Pools in AZ do add value, $7500-15K is common for a functional pool. Pools are popular in AZ as we don't have winterization etc that is so costly in other climates.

Do you need a pool to sell a house, absolutely not! Getting the property sharp will attract a large pool of buyers that either don't want a pool or are neutral.

@Mazz Gino A fantastic painter resource: Benito @ Four, eight o- 201-3555.

Benito also has a ton of other connections that can be useful. His English isn't very good but he and his crew are mad painters and also will do other projects. He's one of those with 20 cousins in the trades business. lol

They bid a 1400 sq ft West Chandler property for me on a Friday afternoon, started Saturday am and were done Sunday by noon. Full interior, ceilings, closets, 2 tone, all trim, doors, semi-gloss in the baths and kitchen. The boy can just flat get it done and the work looks good at a very reasonable price.

@Kevin Ferris Your standards might be slightly high and if you're public with them you could be scaring away quality prospects/applicants. It's not uncommon for applicants to be fearful of the process and let's face it most all of us fear rejection.

Applicants often don't understand what 3 times really means, what does that mean to you? 

How many aren't real sure of their credit score and or get different scores depending on the bureau and or pull? Would you turn down a 649?

I have landlords with requirements but I also remind everyone including landlords that 1 item is not always the end all. I've had applicants with 4 times income that don't have $3.00 at the end of the month and applicants with 2 times, no debt etc that do really well. What is the totality of the situation? Show me an 800 credit score, money in the bank and one person happened to just get laid off and is out looking for work that is a 2.5 times rent and chances are that could be a great tenant.

Not that I don't share the requirements and discuss the situations before applications take place but done conversationally you can overcome some of the fear and possibly bring yourself a tenant that might work out great.

Of course with some items we are dead in the water with an applicant but I've also learned that some flexibility can be good. (Please don't tell my wife I said that)

Sometimes the good tenants are a little more reluctant, don't want rejection and or extra credit pulls.

Bottom line, you might be scaring some good people away.
