@Leonid Sapronov It would seem on face value the hurdles to bring a Russian built modular up to Code along with the logistics would make such an endeavor very challenging.

Is the design so clever it can't be copied and built in the US by someone? I would guess many of the builders are more regional just due to transportation costs anyway!

If they are clever like the Ural is to a Honda or Harley will they sell in mass numbers in the US? Its one thing to buy a Ural and get it licensed to ride in the US, bringing a building up to code might be a very different experience.

Some have stated it's possible to view Russia from Alaska, maybe that is the niche that lowers the hurdle for you?

@Jerry K. Have you been tracking this data over time? How many actually go to sale? How many actually end up transferring versus the lien paid off?

Do you physically visit any of the parcels or do it all online?

I suspect a number of the vacant parcels are of minimal value and or would be a liability?

Thanks for sharing, I understand AZ Real Estate very well but have not played in the Tax Lien side.

@Dennis Nemitz The Phoenix market is healthy, supply and demand are not way out of balance. Population increases are still occurring at a solid rate as job growth continues and the sunshine is out 350 some days a year.

Are you familiar with Mesa and the condo markets?

@Paul Fagot Land in the right location etc is moving. Development is pretty strong now in the Phoenix, AZ market.

With land its all about location, location location and then price!

@Todd Hensy The property you live in is not always the best investment. The property someone else rents and makes your payments may be the better investment.

Maybe you separate the two and strictly consider the investment property? I agree with @Chris Mason that having the investment in a location you might occasionally visit at least would be favorable. Favorable as at least you might be in the area yourself occasionally, have others that might be able to at least check on it for you once in a while and also you might be able to write off the trip to check your property/see family.

The duplex idea has merit as you could purchase it using owner occupant financing versus investment. Owner occupant can be very low down payment and a slightly more attractive interest rate.

Of course, I'm prejudice towards Arizona! lol And of course I should manage it after I help you purchase the property. lol

$3800 for a single family in Mesa, AZ.

Custom home with views of the Valley, Pool Spa etc.

I started my AZ real estate career in Ahwatukee in 1998. Ahwatukee is still a great market, is this house in the adult area?

Glad to provide thoughts and ideas as to how far you should go to maximize your return. I generally think markets have a sweet spot that provides the best return and it varies by property.

With a little research, we can define the upgrades that will be the most popular and then discuss contractors etc that might be able to help you out.

My first position is to remove any negative for the property. If the Washer and Dryer are old, look bad and or are likely to need maintenance then remove them. If they look fine and seem to work well leave them.

Refrigerator: Tenants at that price range may have one or if not will request you install one. Let if be a decision made based on the tenant at the time of application/lease. If the tenant is super strong and really wants a frig maybe you drop a $1000 and put a decent one in for them.

Good clean, sharp properties are in demand. I currently have zero vacancy!

@Ivan Sosa Both parties have rights in Arizona normally.

Until the Trustee sale actually takes place the owners of record would typically have a right to pay off the loan, fees and sell the property.

The Trustee is exercising a right granted to sell the property generally granted via the Deed of Trust in Arizona. Trustees do change on occasion and shouldn't be much of an alarm, the change may actually delay the trustee sale.

Of course an attorney might be able to provide more details!
