Mixed results with Home Warranty! One area that I really support one is in the event the buyer/owner/landlord would not be able to cover a major system failure.

In Arizona Water Heaters tend to have a life cycle of 7-10 years before the tank leaks due to the water and corrosion. Cost to replace $450-$1000 

HVAC: Arizona uses lots of Heat Pumps and they work great in the hot climate we have but average life cycle is 12-15 years. Cost to replace can run from $3500 - $10,000.

If the owner is not in a cash or credit position to fund replacement of either or both of these systems a Home Warranty can at least soften the blow dramatically.

Home Warranty companies don't really make money paying claims (outside of customer satisfaction) so it's not uncommon to see challenges on claims. They can be frustrating but for some they are a lifesaver.

Not a right or wrong answer, agree with @Alan Grobmeier, It Depends!

  1. Vacation Rentals are interesting, good and bad. 
  2. Rents in season are high
  3. Some HOA's wil restrict the usage as stated. One I had was a minimum 90 day rental period so it was easy to fill in the first quarter but sat empty the rest of the year.
  4. Expect greater vacancy for vacation rental, (cash flow is intermittent)
  5. Higher cost due to turnover (Cleaning, maintenance, leasing etc)
  6. Guests want to be treated as if they are staying in a hotel
  7. One corporate furnished rental I manage has had the same tenant for 2 years
  8. You can use them yourself when not booked
  9. One good friend of mine manages a bunch of single family vacation rentals and many of them have converted back to long term rentals as the income year over year just didn't support the extra hassle

  11. I have one furnished SFH rented to a baseball player for December-April.

@Curtis Hill Amy Diaz @ Thomas Title would be a good choice for something like this. She understands, land, lots and manufactured homes.

You will want Title involved for the easement and also to make sure you get clear title considering the foreclosure action etc mentioned above.

@Curtis Hill In Arizona Title would be able to very quickly see any easement of record if you wanted it looked at.

I have some access and ability to see some of the plats that might help your cause, title just has more! Glad to take a look at it for you, no fee and confidential. 

Does the back parcel currently have access, is it defined (path) and has it been used for years?

Per the Arizona statutes receipt of notice occurs when the Notice is actually received, delivered in hand to the tenant, or mailed by registered or certified.

Doctor Evictor mentioned above is also a great option if the tenant fails to cooperate. 

Knock on wood I have always been able to get tenants out without incurring legal fees for the properties I manage.

It looks as if a change in tenant would be a good thing for you! ASAP lol
