Depends on the need of my mother. If she has to sell the house quickly and doesn’t have time for realtors and doesn’t want a lot of people running through her house she may want to sell at a discount or when she dies I might want to sell at a discount. But not everyone can walk on water like you and John.

You’re right of course. Just feeling sorry for myself lol I will deposit the EM in escrow and if they seller doesn’t agree to that then I will skip the deal although it sounds pretty good to me.

Is there a better way?

my problem is I have not found anyone who will look at the deal until i have it under contract so I dont know how it will go and I am speculating as to what I think it will go for.

I don't have 500 or a 1000 to lose on a gamble.

@Russell Brazil yep you are probably. Right but at 62 I don’t feel I can wait. I hope to buy my 4 plex so it cash flows and hope I can weather the storm should a downturn come.

@Russell Brazil. Well said and the thing is that they look at the past charts and say the market will do this or that but the truth is the market is unlike anytime before given the political and economic climate sure we are over due for another downturn but the economy (for now) is stronger than it has been for decades, corporations are bring back exiled cash and job growth is astounding. How can we then KNOW that another bad downturn is just around the corner? I am moving forward with my plans and hope to make the numbers work on the way in.
