@Brian Pulaskiwoukd be a good idea for anyone in this situation to get competitive bids so that should this come up one could easily justify the project costs.

@Jonathan A.as a contractor I entered into a similar situation. After the first week I showed the partners the cost of the weeks labor and they flipped out. They thought that if I supplied labor and materials for the job that was my contribution. So I bowed out. The project should reimburse for the time and materials but not a profit in my opinion.

@Tom R.when I started off I didn’t know what I was doing I ordered only enough for one side of the house I went back and bought more but only enough for the front back for more on the other side and back for more on the back EACH SIDE WAS A SHADE DIFFERENT I had a four color house lol

I don't know what's available in your area, I just signed up on a waiting list to build my own home in the area it's charity sponsored and you put in a couple days a week helping build houses for a year and then one of the houses is yours. They guarantee the payment won't go above a certain percentage of your income. May check with local HUD office also houses for humanity helped a person i met build his own home on same plan.

@Nick C. One problem I’m running into is that realtors won’t even talk to me about a deal because I haven’t got a pre approval letter. Looking at several properties that are vacant in the area and sending out a few letters but frankly don’t know what I would do if I got a response.

@Anthony Wick I’m in nearly the same boat not enough income and discouraged because disputes the rhetoric no money Is a real pain. Where I dIffer Is I have equIty In a rental house whIch I cant borrow agaInst because of my income and debt to income. I’m wondering if I could create a note and sell that or offer an investor a note for cash and financial statement any ideas?

I want to house hack a four plex in the area of Puyallup or Tacoma Washington. I can refi my rental and free up my VA loan capability except my income is low and I have 58% debt to income. My thinking is I could offer a piece of the new property in return for 15k cash and a strong financial statement however my goal is to have next to no personal rent expenses can anyone give me some ideas?
