Hello All, We are looking at a house that was last upgraded in the 80s but want to know what you would do for upgrading the home that would increase the value for a REFI. Not adding bedrooms ect. What do appraisers really look for in the inside of the house that you can change with the same layout to increase the value?

How did this end up playing out?
Morris Invest uses a ton of YouTube. Why don’t you do a video of the property and call it a “Morris Invest Review” and add tags that include Morris invest. If you need a video editor to help you send me a PM and I can help with the edit. Help save other investors from the same issues and get their attention at the same time.

I would say HELOC and use it to buy a home that needs work fix it and refinance it into a mortgage and pay off your HELOC and do it again. Using a BRRR strategy.

One thing that sticks out to me is your down payment not being at least 20% and no PMI. I would also include 10% for property management fees even if you manage yourself. You can give yourself this money but still gives you a deal if you need to go to a property manager if it is already in the numbers.

Evictions can be expensive. Think how much you will save now by not going thru the eviction process?

What is the interest rate that is suppose to be paid? I thought the site said 0.01% not 1%. Could go fire out how that turned into $200. Maybe I am a little lost. 1% return on a savings these days in unheard of for the most part. Can’t even find a CD short term with that interest.
Try to post on sites like thumbtack to try to find smaller guys looking for work.
Awesome job! Even better is the fact that you learned probably from the experience and built yourself a nice portfolio!
