Thanks everyone for your advice. I talked to the realtor representing me in Ohio. She met with the planning board as the road the parcel connects to is gravel and was seeing the plans to pave. There are 4 homes right along the east boarder of the parcel. So it is right beside homes that have power, water, sewer. She is also scheduling to have the fire chief come out and someone from City to the property as well since that was suggested by the planning board next week. Soil tests look like they run about $500 but my realtor didn’t know who we wanted to use. Anyone used a good company with a good price in Cuyahoga County?

Hello Everyone!

My wife and I are planning to move back to the Cleveland market, but want to build instead of buy.  We found a plot of land for sale that is wooded but has water, sewer and gas ready and also power close by (across the street).  

Just want everyone's opinion if we should get any of the following inspections done before closing:

1) soil sampling / testing

2) Survey 

3) Well Report (we will be using city water)

4) Title, Zoning and Usage

or anything else you might think of.

We have bought houses in the past, but this if the first time we are buying land for a future build.

I had one rental (condo) in the past that I had for about 5 years before selling it since we moved to KC at that time. You can target people down to what types of Facebook groups they follow etc with paid ads. Depending on how much you want to spend and how much you really scope down will be how big your audience is. I have done this before with products in the past. There are a few good youtube videos. I would also add the Facebook pixel to your site if you plan on doing this in the future and you can even market to people that might have stopped by your site in the past for cheap.

Maybe see if they want to carry a note on the property and still get the cash flow from you with no headaches. Good luck.

Is a home equity possible? Might be able to do a line and use that money when you need it or a loan if a standard mortgage is too low.

I would suggest reading Brandon Turners rental property investing and listening to the podcast. Everything you mentioned is to be expected from a bank. You can't get a stand loan under an LLC. And the seasoning is 6-12 months. Hope it works out for you. Good luck.

Hello everyone, I have been reading and looking for the past few years and saving up to start investing. While looking at multiplexes in my area I am seeing some that say 10 plea but shows it is 2 kitchen with 10 rooms in a college town. Are these a bad idea? They are paying $350 a month each. I'm not looking to analyze the deal here but to see if anyone has seen these and what the additional issues might be compared to a normal duplex. Thank you everyone for your input.
