I need to replace a couple windows at my property in Roy, UT. Can anyone recommend a vendor with "investor-friendly" prices in the Ogden area? I live in Logan, so could even stop on the way down... so any recommendations between here and there are appreciated.

I'm up in Logan, but we're working on expanding our investor meetup down to the ogden area. Check out NUREIA.org - if you sign up for the emails, you'll get all the details on when and where. SLREIA also does some great meetups in the area (I like the northern utah lunch meetup in Roy as it's more laid back, but still well-attended). For me, it all depends on the neighborhood norms... I'm rehabbing a house in Roy, UT that was trashed and sat vacant for months right in the middle of a great neighborhood. It looks like the Adam's Family house at the end of a culdesac. I'm going to do the landscaping (that means sprinklers, sod, much beds in this area), but I can't say I've crunched the numbers on ROI... I haven't done the volume to extract that kind of insight. But I do know that if I don't get it "in line" with the surrounding houses/neighborhood, I won't get the best price I can out of it. That's how I make my decisions for the Median homes at least.

Hi @Bryan Gasparro, be sure your check out the SLREIA meetings (slreia.com) - the association is really strong in SLC and you'll meet lot's of high-caliber investors there (of course, you'll probably meet a few that vibe MLM, too; but that's unavoidable... just ignore them). @Kurt Gardner and @Aaron McGinnis, that's pretty much the way I've been leaning - it's hard to estimate those "quiet" costs of slab installation... that would require more time and experience to truly quantify. But for now my gut is telling me the predictability and peace of mind is worth the pre-hung premium. Thanks for your input!

But as Kurt alluded to, I'm sure there's a inflection point where slab is the way to go - when there's enough volume and you have a carpenter that does enough of them to make outcomes are predictable...

I've got a couple flips where I'm planning on replacing all of the interior doors with pre-hung units since the existing jambs are pretty beat up (some kicked in)... but made me think to ask this question:

If the jambs are in good shape, but the doors need to be replaced (say it's a style issue only) AND you'll be replacing the trim, do you go for pre-hung or slab in that case?

What do you do and why?
