Post: Sending court ordered payment to collections?

I am wondering if there was a way in Indiana for a court ordered judgment against a former tenant be handled by a collection agency to collect the money.  I can get garnishments through the court for additional fees if I need to but I don't want to throw more money at this.

If anyone has contacts for a reputable collection agency it would be appreciated.  I am assuming that they would take % cuts of the outstanding $.

In Indianapolis the 2% rule could apply but you would be purchasing properties below the C area level. 

I myself have been focusing on above 1.5% in the C+ to B areas.

It's only a guideline to me. Who cares what it's called as long as you know how to apply and adjust the guideline to what your are doing in REI.

I asked for an investment property for my birthday 8 years ago. We closed the day before my birthday and we have not looked back yet. We both work on our investments together. We both work full-time non-REI jobs and look forward to when we can "retire" from them and concentrate on REI full-time. Now we both know that would be AWESOME!

I found BP through a link from one of the TV network sites that was doing a story on BP.  It linked to one of the free how-to-guides on the BP site.  I read and absorbed all I could get.  From there I connected with many local investors and with the local INREIA group.  The information provided by its' members, podcasts, ebooks, and blogs has increased my knowledge and helped us through my latest investments.

Same rule but larger numbers (income and expense).  In some cases, the % could decrease because of it being a single property.

I have increased my volume of calls and emails by the use of Postlets. I had over 40 calls in a one week period in January. I used craigslist as well. I only had 4 calls from craigslist during the same time period. I have used Postlets for 2 units since November of last year and have had the properties leased within a week of posting. Don't ignore the use of Postlets - it works.

Of course I am in a different rental market and results may vary.  Good luck!

If you are looking to laminate.  Look at Trafficmaster Allure Ultra sold at Home Depot.  Can't say enough about this product.  I have laid over 1000 sq. ft. in the last few months and it is awesome.  Just an alternative.  It was recommended by other BPers.

In my opinion, it is a good thing.  In Indianapolis, they have started a landlord registry so that direct contacts are in place to address issues when they come up.  It is putting pressure on the slumlords and the out of town investors that really don't care about anything but their check.  This are changing for the better - as far as I am concerned.

I am jealous though - at least you have warmer weather!  We're in a heat wave right now - it's about 25 degrees outside!  Can't wait for spring.
