Does anyone know of a reliable tree service in Indianapolis?  I have a huge (100+ year) ash tree that I need removed along with some trimming of other trees that hang over one of my properties.  Looking for recommendations.

Take a look at the HUD standards. They are based on number persons per bedroom and the size of the bedrooms/dwelling. It is open to common sense interpretation.

@Amanda Keller Congrats on taking action. You have done what many people wish they had the guts to do. I echo what Don has said, start networking through the local REI groups. They can be a wealth of local information to build on.

@Parker Detweiler - agree - that is why I came with the spray.  I am supplied with professional level pest control from a colleague in the profession.  The bees are not an issue any longer.

@Account Closed - termites and bees are 2 different issues.  That is why I always treat the perimeters of my properties with termite and insect control twice a year.  Preventative maintenance...  You can't pretreat for bees.  Thanks for you input.

Today I received a call from a tenant that bees have invaded and have made a nest in the soffit by the front door.  My question is - Is this the responsibility of the landlord to kill off the bees or is it the tenants responsibility?

I went and sprayed them but I wanted to hear what everyone thought.  Should I have left the tenants take care of them?

@jay - Use aluminum seamless gutters.  In the long term, they will outlast the vinyl and are more appealing.  There are always plenty of private installers with reasonable prices.  Try to get the larger trough and downspouts.  Will have far less issues in maintenance (cleanout, clogs, etc).

@Cliff C.Most of my rentals are leased before the previous tenants move out.  Most of the time my vacancy is the period it takes for me to complete the turnover process.  I have been managing my rentals for 8 years and have had less than 30 days of total vacancy - even including the winter months like December and January.  My past performance does not guarantee the future but it all comes down to property location, your advertising methods, relationship with your current tenants, and your screening process.
