Dave Foster Thank you so much for your kind words. Since this post, I’ve decided to invest on my own with the hopes of showing him possibilities. You are right, at his age of 81, doing something new may be too out of his comfort zone. I have the genes, so I too can be successful!

HI BP community,Newbie question here.  The question is for multiple property/multiple loan peeps. I am looking to buy a property soon, very soon. My husbands needs to refii his rental but can not qualify ( through conventional financing) for his loan because of his lack of full time employment ( he contracts). If he puts me on the loan for his condo will I have trouble qualifying for an additional loan to buy an investment property?

My DTI is 25%

home loan: LTV 70%

husbands condo LTV 65%

Can I help him refii by putting my name on the loan?

Is it a problem to get more than 1 loan within a short time frame?

I'd would very appreciative of lender advice. When buying out of state, is it better to use a local lender or does it not matter? Are there any advantages to using a local lender or do I just look for the best terms? Thank you!

I need advice!  I am trying to convince my old school father that investing out of state is a viable option. My father invested in the bay area when it was possible (not possible anymore). A 1031 exchange is coming up and I would like to start looking at other markets...(Houston are there?).  He is pretty skeptical of my approach. I was trying to explain BP to him and what all can be gained from this community. Any advice on how to convince him that its is quite possible. I really don't want to take the amount from the 1031 ex and buy one stinkin box of a house in the bay area. Thanks!

I don't see an upfront commission but I'll be sure to ask.

I have no idea how I could do my due diligence wo BP!

@Ronald Rohde the property is in Sacramento, ca

@Tamiel Kenney the asset class is an B+ In Sacramento and I will def ask about whether they plan on renovating the units. In the proposal, it says all units have already been upgraded in the past 2 years which makes me thing that the only renovations may be to the exterior lawn, fences etc. 

@Jonathan Twombly yes, you are right. 11.9% seems rather higher . Sacramento is apparently has the 3rd highest growth. Apt.com says 8.9%

They are offering a 60-40 with 6% pref. Yes, it seems low to me. I plan to ask about waterfall.
