Good luck finding hard money in ND. It's out there but don't expect favorable terms.

Welcome to BP! Im also the new kid on the block in Fargo. 23, actually live in Casselton. You should go check out the FM Real Estate group on Meetup. Great place to network with like minded local people. First thing I would do is check out the Ultimate Beginners Guide to Real Estate Investing from BP. You can download it free either from BP or on Amazon as a Kindle download. Its packed with the basic information you need, and will help you decide if real estate is right for you and if so how to get involved. Let me know if I can be anything else!

Hey BP Nation, 

I'm going to show my newbness a bit here.  I've never done a rehab project, and never built a house, so I'm wondering what are the major aspects of a property that create the value on deteriorated properties?  Is it a good foundation?  A structurally sound roof?  Solid framing?  Good exterior?  There are several properties I've been looking at in my market that are clearly vacant, some of which are less than habitable.  Another way of looking at it, what do the rehabbers out there see as automatic deal breakers?

@Jillian Sidoti sorry for reviving this post, but does the number of investors matter if they are involved in separate deals?  I live in a border city, am looking to invest on both sides of the border, and would like to ask family from out of either state.  How does the locations of management, investor and investment make a difference?  I'd like to get some involved in mortgage backed loans, and some as equity partners.  Any insight would be greatly appreciated!

@Account Closed that's basically what I'm looking for, is ideas of how to play the potential seller financing to make the lack of immediate revenue a possibility.  A 30 year is not common in commercial financing though.  20 years is standard.
