Try LoopNet.com.  They have a lot of different multi family deals on there.  They also have an expensive pro area but you may be able to gather ample data from the free side.  I just searched Mississippi and got 20+ results and they're nationwide!  I saw a 48 unit that claims to have a cap rate of over 13%.  That's pretty good in my book.

Guns aren't the problem, it's the operator that needs to be evaluated.  Is he irresponsible with it?  If not... let him have it.  He's a veteran after all.

Currently in owner financing negotiations! 3x1.5 SFR with separate tax lot next to it, Vancouver, WA

Not mentioned above but well worth a mention: $0 down on a 2x1 SFR. Total out of pocket $400 for escrow!!! Cash flows $195/month, Vancouver, WA.

@Marcia Maynard You rock!!!  I'll look into these websites soon... as a landlord myself I should know the laws better than anyone else!  BTW-double coffee date soon?  Any Sunday but next.  I'm flying back to San Francisco for a wedding.

@Jerry W. So my prospective tenants are being scammed?  Is this legal for him to do?  Can they request back all their deposit payments to the new owner?
