Does anyone have a form they could provide that instructs the tenants on proper move out procedures? ie- clean refridgerator/thaw out freezer and unplug fridge, etc

I wouldn't even ask for a discount on rent. The landlord should be responsible for large maintenance repairs like that. What's a couple hundred dollars off rent per month if the place needs a new roof or new chimney. You might as well buy your own place if you want those responsibilities.

I tell them to shove it!

I'm in the process of leasing one of my units for the first time. How do you go about verifying the new and old tenatns have registeered and paid the utilities? I'm assuming all this is verigied before handing over the keys to the unit to the new tenants and refunding the deposit to old tenants?

It's hard not to fall in love with your first one...lol. I was lovestruck at first. But, i've learned make big $$$ very slowly over a period of time. That way I can mull them over.

I agree with George Paiva windows are where the majority of the heat/cold is lost. They're all originall single pain almost 60 years old. A HUGE improvement will be noticed when they're ultimately replaced. But, I'm just sitting tight and concentrating on running a profit every month.

Some of my tenants are ederly and probably don't even know how to turn a computer on, let alone use register a profile on Smartmove.

Joshua Dorkin is there an option to enter the tenant's information without having them do so? TIA!
