Hi Andrew,

Welcome to BP. I've been working in real estate for a while, but I'm new to these forums myself. From what I've seen so far, you're definitely in the right place; the advice and resources on this website are spot on.

My real estate goals are pretty similar to yours. My wife and I currently own a successful "boutique" residential real estate company, a property management company, and we just launched a development company.

Hi HD,

A tear-down at $600,000 seems a bit overpriced in my opinion. Also, I would do some serious due dilligence regarding the ability to sub-divide the lot. Subdividing a residential lot in DC is no small feat and, even if it can be accomplished, will take a long time. Make sure you plan for the appropriate carrying costs.

Hi Jason,

My wife and I own a residential real estate brokerage company in Washington DC and we've had a lot of experience with First Home Mortgage. We did 25-30 deals with them this past year and they were superb every time. Their rates are competitive, all the underwriting is in-house, and their loan officers are very responsive. They also are one of the few mortgage companies doing the new DC Opens Doors program.

I can't recommend them highly enough and would be happy to pass along the name of a loan officer there if you'd like.
