It really depends on what your investment goals are. If you are seeking cash flow, I agree - the ROI is solid given $1,600 per month in combined rents on a $90K purchase price. However, if you are looking to blend cash flow and appreciation, then the Dundalk area (and especially the Elton area) may not be the best place to tied up your capital. Remember, you are tying up about $20K in available capital with this purchase. So it really depends on your investment goals. I own a SFH in Essex and have been investing in that area for 15 years.

Absolutely love teaching!!! Greetings all,

I'm excited to get connected with this community. I've been a real estate investor since 2001 buying a single family rehab and ended up with 193 unit apartment project in 2010.  I've done foreclosures, flips, office buildings, land subdivisions, tax sales, hard money lending, college rentals, multifamily.  You name it and I'm stupid enough to try it.  I also wrote a book called Riding The Bubble.  It is a diary that I kept each step of the way from no money and no property to over $2.5 million in net worth.  SERIOUSLY, IT IS WRITTEN REAL TIME SO YOU FEEL MY PAIN AND MY GAIN.  It is not a get rich quick book but a slow march through the most volatile market in history.  Read about how I learned the industry from the ground up. Learn how I made a bunch of money from 2001 to 2006 and how I lost millions from 2007-2010.  Sorry about the sales pitch, I just published it last week...I know, no soliciting - I promise no more.

I now teach college at Florida Tech in Melbourne, Florida.  Last year, I taught 7 students how to buy houses and make $15-$20K fixing and flipping.  We now have 4 lots under contract for new construction and I am taking on a 235 unit motel project this summer. Yikes!  I enjoy teaching people about real estate and am quick to answer questions or provide advice.  I love the industry and it has been good to me.
