@Jon McCarron thanks! It seems like Salem, compared with Beverly, may have more inventory of multis (and houses in general). But, perhaps its more competitive also. As an investor in both, how do you view opportunities in one town vs. the other?

Great discussion! As a new investor, I'm interested in a 3-fam in Salem, Beverly, Lynn, or perhaps Peabody. But it sounds like cash buyers snap these properties up. Are these realistic gets for someone who can only put 5-10% down?

@Art Perkitny thanks for providing that spreadsheet. Super helpful! But none of the rent to price ratios approach 1%. Does that mean that cash flow would be hard to come by even in the green areas? And how would population growth necessarily translate to appreciation?

@Jonathan R McLaughlin I like the strategy of converting a multi into condos. Are individual investors doing a lot of that, or is that more the purview of RE investing companies? Trying to find a realistic strategy given the prices here.

Is Jersey City becoming the next hot area in greater NYC (or maybe it already is)? How does it compare for house hacking with, say, Bronx or Queens? Or is there another under-the-radar area?

@Rob Ferdinand For help with finding off-market, you might want to check out the book in the BP bookstore, "Finding and Funding Great Deals." I know a lot of the BP podcasts have covered the topic as well.
