In the Rental calculator, you used to be able to click buttons that said offer made, offer accepted, closed, and then add it to your portfolio. I don't see those options any more. Do we still have a portfolio on here somewhere?

@Shannon Slade I just looked up cozy and it states it takes a 2.75% transaction fee. So on a rent payment of $1150, this would be $31?? Does that sound right?

My lease says: "The landlord may (a) place a For Sale or For rent sign upon the premises and a Realtor lockbox/keysafe, (b) upon reasonable notification to tenant and at reasonable times, show the premises to prospective purchasers 90 days prior to the end of the lease term or to prospective tenants 60 days prior to the end of lease term; and (c) upon reasonable notification to tenant and at reasonable times show property to prospective purchasers at any time within the lease term by appointment. Tenant shall remove or secure any pets on the premises when property is to be shown or repairs are scheduled."

@Jonathan Kramer - It sounds like you are not working with a real estate agent. You definitely need a contract and, like Rolanda said, send that to your lender. You can have in your contract "subject to inspection, subject to appraisal, subject to financing". Many lenders need 4-6 weeks, so you may want to set your closing date at 6 weeks just to be cautious. I use a title company for my closings. I also use a real estate agent though, being fairly new myself, and she coordinates all parties involved. Good luck!

Congratulations! and thank you for sharing some numbers and things you looked at for due diligence. I am closing on my 3rd single family in 3 days and would like to break in to multi family, but don't know how to evaluate the pro formas. Best of luck with your new investment!

How awful. Since you have closed, I don't think you have any repercussions. I would fire that real estate agent and definitely not recommend him or her. In the future, remember there are lots of other houses, and back out if everything is not as it should be.
