@Jeffrey Donis awesome! I'm working on my excel today so I'll defiantly implement, thanks. You mentioned "anchor" if you have time can you explain? You also said "cap rate", I have no idea what that is... 😒

@Bryan Mitchell thank you for taking time out to reply, I appreciate it. I learn something new everyday on this platform to add to my "research" list. Would you mind expanding on what you mean by "delta"🤔?

Yes, I was hoping to use this excel document to help me narrow my future search for 5 plus units with a goal of apartments (are they one in the same?). However, I wasn't even thinking about occupancy rates. Any recommendations on what sources are best to find accurate information? (The learning curve is feeling steep)

Again, apperciate your time.

Hello everyone, I'm not holding myself to any specific area to invest since my W-2 job moves me around the country.

Not sure if this matters but my goal is to own apartments. I have a list of cities on spreadsheet but I'm not sure if I'm thinking creatively in what categories I'm using to compare.

So far I have the following:

A. Crime rates

B. Schools

C. Income levels

D. Employment

E. Overall growth of the city

(This seems to short)

I know I need to look at this from the perspective of an investor and I'm think I'm off track. I feel like I'm looking at this for my personal home.

Any advice is helpful, thanks.

@Todd Dexheimer apperciate your response. I'm following what your saying and it give me alot to think about. I like how you said if I "chose" to start small. That's the key! I was going into this thinking I didn't have choice.

Thanks again for taking the time to respond.

@Jeffrey Donis apperciate your response and the invitation to answer future questions. From your post, an a few others I'm seeing a trend that maybe I'm putting extra steps in my plan that might not be necessary. I do think education should be continuous. I'm definitely going to dig deeper into learning more about syndication. (Thanks for defining) I'm new to biggerpockets (there is alot of info on this platform) any educational resource recommendations?

@Rick Martin thanks so much for sharing your input. From your response the big take away is that I need to join a network and start networking.

Also, I never would have thought about apartment syndication investing. (Totally new to me) Again, thanks for taking the time out, apperciate it.
