+1 @Greg Meech - IMHO, private money lending is a much safer and profitable investment strategy from afar. Of course, you give up some of the tax benefits of the buy and hold strategy, but you save SO many of the headaches!

***There's a reason us investors mail to absentee owners to acquire properties ;-) ***

There is a large group of Fort Worth based investors here on BP!

My company acquires off market properties in Tarrant County and wholesale them to investors. We also have rentals of our own, owner finance properties, and we even do fix and flips on occasion.

Have you set your target property yet? I.e. 3-2-2, post 1970, between 1500 and 2000 sq ft. etc?

Our company provides turn-key investments for owner finance investors currently, but there is no reason these properties do not work for a buy and hold strategy as well.

We currently have a property for sale in Garland. 3/1/2 (new detached garage) built in 1950, 1272 sq. ft. ARV of 113,000. Needs $8k to make it rent ready and rents are at $1,000. Depending upon the financing you get (rate and term) this could easily satisfy your $200 cash flow requirement.


The property was just listed yesterday. If you're interested, call Adam at 214-317-6028 or email him at [email protected]. If you're interested in turn-key passive income at 8-9%, be sure to ask him about our owner finance turn key program too. While you lose some of the tax benefits, you remove alot of the risk associated with tenant churn, ongoing maintenance, and make-ready expenses.
