There are two sides on this... The TREC contract is definitely more formal but some people want the assurance that the docs they are signing are "official". I just recently encountered this with an older homeowner. We met at the house, agreed to a price, and I gave him my one page contract to take home to review. But he called back saying he definitely wanted something more formal.

I do have a one page contract that I can send to you if you want to review it. PM me with your contact info.

Yet, I have to believe that General Contractors who use contractors to complete bigger construction projects (like building a Wal-Mart or highway construction) use SOME type of project management software to keep everything on time and on track... Maybe something other than actual "timeclock" management, perhaps?

@J Scott , what do you use to keep your projects on their original timeline?

Post: Approaching sellers with "subject to" financing?

I have a seller who is willing to give up a property for what she owes on it and split the cost of the repairs (approx $10k for foundation, paint, and carpet). I want to approach her with the option of subject to financing.

What is the best way to bring this up? What objections should I be prepared to address?

Just to clarify the original post, the property in menominee is in Michigan, not Alabama. Obviously there are some kinks to work out in the lead capture system ;-)

@Tim Herriage , the East Alton lead has been taken, but if you're interested in the Michigan lead let me know and I will send you all of the details.

Are you looking to get started as a real estate investor but you're not sure where to start? I am looking for a few investors in the area to help analyze MLS deals, birddog for properties, interview contractors, work with title companies, etc. You will earn a commission for each successful deal we put together, and more importantly, you will learn the business inside and out (as much as you want to learn) from someone who is active in the business already!

Our focus will be on wholesaling, but we also have rental properties and rehabs underway as well. We will even do some owner finance when the deal makes sense.

Our target market is Tarrant County, but we will certainly work work deals in other parts of DFW if it makes sense.
