Thanks all for the replies.

I do have a relationship with a few Realtors and that is how I am currently pulling comps. I would rather pull them myself as I believe it would best improve my knowledge of the area. It seems like I will just need to continue with this method until I have a few more deals under my belt and am willing to get licensed myself.

I am looking to gain assistant access to the North Texas MLS system. I am about to start a direct mail marketing campaign and am looking for the access to gain comp information. I would be willing to either pay for the access, or work out a deal where I could throw leads your way since I will be sending out a significant amount of letters.

If this is breaking any forum or Realtor rules, please let me know, and I will remove it.

Andrew is right, you can change it so it sounds legit. Not only that, but it will record any message/call and provide a transcript, ableit not that accurate, of any voice mail left. It is definately handy and would be perfect to put on signs for people to see, or to give to a female/male you're not sure if you want to see again or not :D

Of course from what i've read, most investors would be considered 'ignorant' compared to the amount due diligence Buffett himself does, but that just proves all the more that it's not only useful but also neccesary.

Nick, just a suggestion, but I think you should update edit the very first post to show the new marks of 100 and 150 votes, bc some people probably won't keep reading or bother to vote after they see the initial mark of 40 votes was hit.

Their new note wouldn't be for 300k, just 142,500 which is a lot less of a payment. I don't disagree that selling it to someone else would be better as others have said, however the original owner probably shouldn't have taken on a 300k mortgage in the first place, but one less than 150k they could probably afford.

Yes, if you don't love real estate, you probably shouldn't get a job in it. However, while there is tons of information floating around the web, including much of it on this site, and there are courses to be taken, I still think that the experience and knowledge of working first hand on a deal with an established commercial real estate company would be the best education possible. You get to see first hand exactly how things are done, and if you are a little hesitant before hand, that may just be what you need to jump start your own investing. However, you are obviously the only one that can make that decision for yourself, that is just how I see it.

Just throwing this out there as food for thought, could be illegal, im sure some one else will know, but maybe...

Live in the house, not claim any rent for it, and take the loss as a deduction on other rental income?
