His advice sounds solid to me. His critique of you...unnecessary. Maybe he was trying to say you are ********ting yourself. Who knows. Anyway, pat yourself on the back for getting live with Grant Cardone and having the balls to ask the questions. Keep it up, you'll get where you want to go.

Generally, it's true. Wolf v wolf as opposed to wolf v sheep. I'm sure many states have some definition of egregious, but yeah, terms are negotiated up front without any consumer protection oversight.

 Yes - Host Financial is a great shop, probably the nations best experts at the Short Term Rental lending landscape

If that's your standard as a landlord, then enforce the standard and don't give in. There's always another tenant. 

Separately, the prospective tenant is signaling to you what type of person they are, and that he/she is going to be difficult going forward. You might be better off passing on this one.

I am doing a cash-out refi on an STR townhome/condo in a vacation/resort community. It seems lenders in the condotel world are hard to find right now. Anyway, if you or someone you know has worked with Host Financial, I'd appreciate your feedback. Thanks!

No need to kick out the tenants right now, you might as well enjoy the cash flow. However, start marketing the spaces as available for lease immediately. Lease it out from under the current tenants in other words, if you want to upgrade the tenancy. If the tenants are of a suitable quality, then set expectations with them by getting them into an executed lease at market rates or with escalations that get them to market over the next 6 months. Real estate is an occupancy game: find good tenants, make them happy, keep them.

I suggest you be honest with her about what you don't like about her. Tell her the truth, do it respectfully and tactfully. Set boundaries, I guess you could say. And tell her you are going to wait 3-4 months before you are willing to discuss a lease renewal. You already feel her fear about losing the place and having to move, so she is unlikely to walk at the end of the month.
