@Ben JacobsI agree that it's going to be hard to find a positive cashflow deal here, give the current rate environment. I think the easiest option is to invest passively in a multifamily syndication deal out of state. Investing actively out of state can be risky, especially if you are doing it without a partner with boots on the ground. I'd be happy to chat more about your specific situation if you'd like.
