@Nathan Florence I would say buy a single family that needs work, ideally with multiple entrances, or the ability to add more units. Add value, furnish it, and go the mid term rental route (30-90 days).

@Elin Trinh Leasehold numbers tend not to work out well for investment purposes. I would generally steer clear of them if your goal is to build wealth, since you miss out on the biggest benefits of RE investing, which is equity build up.

@Breland Almadova I agree with others about considering selling, if the cash flow is not good. There are better options out there for cash flow, such as syndications that are completely passive. 

However, if they are adamant about holding it, an alternative is to furnish it and go the mid term rental route (30+ days) to traveling professionals. Furnished Finder is a good resource to check out to research demand in the area.

@Anthony Thomas Winfrey I would sell that MI property so that you can avoid having to manage from far away. Also, she should be able to save on capital gains since that was her primary residence.

Then, I would use the proceeds to buy a multigenerational house in Hawaii, to move your mother in. There are actually opportunities now in the Oahu market in this space, since rates are still high. You could use your VA, which would provide the best rates/terms.

I would stay away from new construction until you have a solid crew and process in place. This is the riskiest of your options.
