@Ben Lukes I don't own any vacation rentals, as I prefer multifamily. I think the STR market on Oahu is risky now, but you may be able to find some deals, if you can find a motivated enough seller.

@Summer Cherry I agree with others on here. The key is to have proof such as a condition report and photos before his move in to compare with current condition.

@Austin Yamamoto I think selling now is a good move, since it's a seller's market for SFH's for most neighborhoods on Oahu. You could improve your return on equity by reinvesting in another live in flip, or a house hack if your lifestyle fits.

@Sean Dougherty I would think it's better to go back on market and take advantage of the fact that rates are low right now to get another buyer. Mediation and/or litigation usually only benefits the lawyers, and ends being a lose-lose for the principals, but that's just my 2 cents.

@Andrey Y. Congrats on those exits! I couldn't agree more about the ROTI point. If I had infinite funds, all I would do would be to invest in LP's across different sponsors and asset classes. Keep crushing!
