@John Mayer One thing to consider when deciding to buy vs getting a new loan is the return on equity, which is your net return divided by equity. It measures the opportunity cost of keeping the property vs. selling it and investing in more cashflow. Does anyone know a lender that can do 80% LTV on non-owner occupied properties in Orange County, CA? I'm looking to refinance a SFH rental and consolidate a 1st and 2nd into one loan.

@Kelley Prymych If you're looking to invest in short term rentals on Oahu, there are certain areas that are legal, which are resort-zoned. PM me if you're interested in learning more about these. They would typically require a higher down payment, but the numbers can still work depending on what your budget is.
