@SD Young Parking is definitely important to consider, particularly for CPR projects. House-hacking doesn't require the same level of red tape and work to turn it into a CPR, although you certainly can combine both strategies, if it can qualify.
@Pavel Bennett Locked doors + wet bars + separate entrance but still single family with only cosmetic updates can be a viable strategy, which wouldn't require permits unless you start working on items like electrical and plumbing.

@SD Young If it can qualify for a CPR, you could redevelop, rent out, and wait for the CPR permit to go through. I agree with others that it's highly risky, but risk and reward are usually correlated.

I think multifamily is how you can get the best of both worlds, by getting cash flow and forcing appreciation through value add execution. One metric to consider is your return on equity on your Hawaii properties. When there is equity, that would be an opportunity to tap it and reinvest in more units.

@SD Young One possibility to start is to do a renovation, instead of a new build. Another is to get a large lot that can support an ADU, and design/build the ADU.
