We’re looking to trade up from 1 door to ideally 20 doors and purchase a MF commercial building. On Brandon’s post building $1M net worth, he used 20% for the down payment. I’ve spoken with a commercial lender and commercial Broker, both state on commercial loans you need 30-40% down. Goal is to leverage my appreciating low cap rate market for a high COC/GRM market. What has been your experience and how have you structured the financing on commercial deals?

On Brandon’s post How to reach a Million Networth in 7/8 years (2012), Brandon mentioned in the comments an option once he really retired would be to sell his portfolio and do a 1031 exchange into a REIT. Would some please clarify as my understanding is only “like properties”

Since your goal is leverage, buy a multi family, live in one unit for a year and rent the other(s). When you got to move out, refinance to pull you VA eligibility onto the next one and use your funds for the refinance/pay down mortgage to 80% to avoid pmi. You may not have to come up with the 20% all out of pocket, appreciation and or sweat equity, will help. Your out of pocket could be 15% or slightly less depending on property, local market, demand, etc.

@Dmitriy Fomichenko since I am considered Disqualified to use the funds for my own needs, I am still able to lend them to another person, correct?

@John Thedford From your example the best route to use your SOLO 401K is to act as a HML?

@John Thedford would you clarify your preference of not holding RE inside a retirement account, solo 401K?

@Mindy Jensen the deals you are participating in, are you only acting as a lender? do you lend to yourself in a flip for instance? would you know if this is even possible and or legally permissible?
